A Foreclosed home is owned by a bank, it is currently vacant, and a priced has been set on the property.  Buyers can expect no disclosures and no seller repairs. 

 A Short Sale home is owned by an individual who owes more than what the property is currently worth.  In order to sell such a property, the sellers must have all lenders agree to forgive a portion of the owed money.
